Assessment

Scope and method

Methodology

This assessment follows BS 9792:2025.

The premises type selects the methodology this assessment follows. Housing takes BS 9792:2025; non-domestic premises take PAS 79-1:2020, including care homes and short-term lets. You do not choose the standard directly and you cannot override it — it follows from what the building is. Where the building also has parts the other standard covers, setup can add it for this assessment.

Type of fire risk assessment

  • Type 1 — common parts, non-intrusive Selected Common parts only, with no opening up. Includes a sample of flat entrance doorsets; roof voids where the roof is pitched, unless access is impractical, in which case that must be recorded in this assessment; separating construction inspected without opening up; fire stopping in a sample of service risers; a sample of demountable false ceiling tiles; and consideration of the external wall construction including cladding and balconies. A Type 1 presumes evidence of building integrity already exists — from visual inspection, previous structural or compartmentation surveys, previous intrusive inspections, or information on the design and construction standards. Where that evidence is not available, a Type 1 might not be appropriate.
Compare the other types

These are the four types in BS 9792:2025 Clause 5 c), the same four scopes the LGA guidance numbers 1 to 4. Some assessors label them A to D instead (Type A is Type 1). Choose by the scope described below.

  • Type 2 — common parts, intrusiveEverything a Type 1 covers, plus intrusive opening up and sampling of construction materials or elements in the common parts that are not otherwise visible. Record the number and location of the sample areas.
  • Type 3 — common parts and dwellings, non-intrusiveEverything a Type 1 covers, extended into a sample of the dwellings themselves, with no opening up. Record the number of dwellings in the sample agreed with the dutyholder and the number actually achieved.
  • Type 4 — common parts and dwellings, intrusiveThe fullest scope: common parts and a sample of dwellings, with intrusive opening up and sampling of construction that is not visible. Record both the intrusive sample areas and the dwelling sample.
